A DCF estimates intrinsic value by discounting projected free cash flows to present value. The hard part is not the math — it is the assumptions.
Forecast explicit-period cash flows conservatively, then apply a terminal value for growth beyond the horizon. Small changes in discount rate or terminal growth swing outputs dramatically.
Run sensitivities. If your thesis only works at the most optimistic assumptions, the margin of safety is thin.
